BIM Collaboration And Documentation Setup
At the inception of the project, it is very crucial to prepare a BIM Execution Plan (BEP) in alignment and conjunction with all the consultants/parties involved. This ensures hassle-free working and clear identification of roles of the teams involved and also of the deliverables they are responsible for.
A Pre-Contract BIM Plan prepared by SABS includes:

Facility Management
Building Information Modeling is much more than a 3D CAD drawing representing a floor plan or construction detail. BIM includes data of interest to many stakeholders during the full lifecycle of the building, such as buyers, owners, occupants, facility and real estate managers, safety inspectors, lawyers, and emergency planners.
BIM can also support in creating surrounding processes, including geographical analyses, urban planning, and landscaping. The real use it can support the Facility Mangers throughout lifecycle. Site Grading and 3D Laser Scanning
SABS has worked on many projects with contoured sites where we had to work with innumerable levels. Implementing a BIM process for site design helped us with the creation of coordinated, reliable design information about the project which armoured us with an effortless approach to tackle the cut fill analysis which could have been a cumbersome process had it to be done manually on AutoCAD or other 2D software.
Modern 3D scanning processes elevate the site accuracy to new levels not achievable in conventional surveying techniques. Integration of the Point Cloud data in the site model results in an intelligent 3D model of the site. This information is readily available from the conceptual stage of the design. Such is the way in which we utilise BIM as a beneficial tool for achieving LEED points if needed by the project.
Building Simulations
When conceptualising the building form and orientation, there are numerous elements that need to be worked out. BIM has helped us in developing the façade concepts for multiple FIFA 2022- Qatar Stadiums. Designs were experimented and compared on the true workability in aesthetics, function or behavioural patterns with actual scale visibility and real-time parameters of visibility, Context, Features, Form, Structural stability and climatic behaviour before finalising.

Interference Checks And Clash Resolution
At every stage, interdisciplinary interference checks are done by our BIM Coordinators in the models to negate the clashes that might be occurring after individual MEP, Architecture and Structure models are prepared. Errors and omissions which are often undetected in twodimensional drawings can be visually detected and resolved during project reviews with BIM. This allows spatial conflicts between disciplines to be tracked and resolved before commissioning construction which assures negligible design related disruptions in the site works. Our team at SABS is well versed with Navisworks and its uses to produce a clash free model.
4D Sequencing With Time Scheduling
4D sequencing is the process of intelligently linking 3D Components / assemblies with Time & Schedule related data/information. The construction of the 4D models enables the various participants (from architects, engineers, designers, contractors, PMC to clients) of a construction project, to visualize the duration, sequencing and the progress of construction activities through the timeline of the construction phase of the project
The Onsite Project Manager can see things in 3D Graphical format as per related milestone of the project and compare it to actual Progress on site. This BIM-centric approach towards project management technique proves to be highly potential to improve the management and delivery of construction of a project, of any size or complexity
5D With BOQ Generation And Validation
Manually Generation of BoQ is painful & lengthy process and takes days to months depending upon size of the project. By adopting BIM, our team can generate effective & accurate BoQ at any stage of project (in noticeably short time) since we are designing in 3D with actual items and assemblies. As the project and its LOD progresses we update the Families/contents from a vendor’s website who has been selected for the project, thus enriching the BOQ with accurate information

Sightline Analysis
An interesting application of BIM has been used for Sightline Analysis of FIFA 2022 Stadiums in Qatar. FIFA has strict guidelines for the visibility criteria for spectator seats in a FIFA event.
Sight line occlusion and comfort analysis for FIFA Compliance Report was done using Field of Dreams, our tool for stadium and venue assessment. An LOD 100 model of the bleacher stands and the stadium was developed and C-value analysis of the individual seats were carried out to calculate the seat kill factor. This also allowed multiple evaluations based on FIFA C-Value requirements together with accurate comfort checks accounting the loss or occlusion at every seat. Seats not meeting the criteria were quickly redesigned to conform to minimum standards set out by FIFA.

In early-stages, conceptual energy modelling helps you to answer big questions about the building’s form. Later-on, detailed energy models can help to answer questions about the systems that meet the building’s energy demands (HVAC, lighting). BIM simplifies the process of Energy analysis from the conceptual stage making the attempt to attain Green Points easier.
